The site, positioned on the southern edge of Uttoxeter town centre, is bordered by Bridge Street and Trinity Road. The design of both the site layout and the building itself was governed by the Masterplan requirements and by the tenant. The Masterplan set out several key aspirations, including the desire for robust pedestrian connections to the surrounding town centre streets and the creation of an active, engaging street frontage. Concurrently, the tenant’s needs, particularly for an efficient and practical food store layout, were fundamental in shaping the final design. A prominent feature of the structure is its principal façade, which faces Bridge Street and the intersection with Trinity Road. This elevation is fully glazed and serves as the main entrance, where shoppers access the building at street level before using travellators to reach the food hall and café located on upper floors.

The remainder of the building’s exterior is characterised by simple, geometric box shapes. These sections are clad in high-quality panel systems that incorporate contrasting colour bandings, adding visual interest and breaking up the massing. The overall design successfully balances the need for a functional retail space with the urban design goals of the Masterplan, creating a structure that is both efficient for the tenant and integrated into the town centre environment.

The project’s commitment to sustainability is evident in its BREEAM “very good” rating. The shell works for the building were completed within a relatively efficient 30-week timeframe, demonstrating effective project management and execution. This development stands as a good example of how site-specific requirements, functional needs, and design aspirations can= be successfully integrated into a cohesive architectural solution.
