This modern retail site featured a dual-branded facility that seamlessly integrated Greggs and Costa Coffee within a single, cohesive architectural design. The structure emphasised both functionality and brand visibility, with Greggs showcasing its signature blue facade and bold yellow signage, while Costa Coffee’s red exterior and prominent logos reinforced its established identity. Together, they created a striking visual presence that attracted passing traffic, establishing the location as a quick-service destination. The site included a well-organised drive-thru lane specifically designed for Costa Coffee customers, with clear directional markings that facilitated smooth navigation. Adjacent parking spaces were available for both brands, with dedicated areas for accessibility to ensure ease of use for all patrons.
This project faced several on-site challenges that required careful planning. A primary issue was the site’s varying levels, which needed to be addressed to ensure smooth, Part M-compliant pedestrian access. The solution involved carefully stepping down the site levels to maximise parking availability while providing uninterrupted access for pedestrians. Additionally, the build had to consider its proximity to the adjacent canal and the water table level, which influenced foundational planning and drainage management to prevent potential water ingress issues. The site’s design also incorporated an ultra-rapid EV
charging station, supporting sustainable transportation options for customers. Overall, the architectural project embodied convenience, accessibility, and sustainability, creating an efficient and attractive dual-branded space that catered to both Greggs and Costa Coffee patrons.
